Dance studio next door affecting my business location:Modesto

So two months ago, I signed a lease to open a tutoring center. Next door is a dance studio but I wasn’t aware the sound travels through the walls and the Landlord never told me. A month later, she mentioned the issue.

The dance business went on sale and was sold to a new person. The landlord signed a lease with the new person knowing the sound issue going on.

The landlord added two sheets of dry wall with Wool insulation inside but it hasn’t helped with the noise. We are trying other methods but I mentioned we should probably get an acoustic consultant. The landlord did tell the new owner they would have to lower the volume but it’s not lowered enough.

I’m worried this might get ugly. I feel defeated. It’s hard to tutor with noise like that. I was supposed to open my business in two weeks.

What rights do I have? What should I do?
